We are a Baltimore-based mold and lead inspection company that has been working in this city's homes and buildings since 2010. Charm City Mold Inspections was built around one idea: people deserve honest answers about what's in their home — without being pressured into spending more than the situation actually requires.


That means we tell you what we found, what it means, and what we genuinely recommend next. If the answer is "you don't need remediation yet," we'll say that. If you called because of a smell and it turns out the source is something simple, we'll tell you that too. Baltimore homeowners have enough to deal with. Every inspection at Charm City Mold Inspections is performed by a certified professional — not a sales rep, not a contractor looking for work. Our inspector holds three distinct credentials covering the two most common hidden hazards in Baltimore's older housing stock: mold and lead.


Mold Inspection and Assessment Certification


Our mold inspector certification covers the full process of identifying, assessing, and reporting mold presence in residential and commercial buildings — including air sampling methods, surface testing protocols, moisture investigation, and interpretation of lab results. Certification means our process meets an established industry standard, not just our own opinion of how thorough we're being.


Lead Inspector Certification


Baltimore has some of the oldest housing stock in the country, and with it, some of the highest rates of lead-based paint in residential buildings. Our lead inspector certification qualifies us to identify lead-based paint hazards in homes and buildings — an especially important credential in Baltimore neighborhoods where pre-1978 rowhomes are the rule rather than the exception. Homeowners, buyers, renters, and landlords all benefit from knowing what's actually there.


MDE Supervisor S4 Certification


The Maryland Department of the Environment (MDE) S4 Supervisor certification is a state-issued credential for the supervision of lead abatement work — the highest level of oversight qualification for lead hazard control in Maryland. Holding an S4 certification means our inspector is qualified not just to detect lead but to oversee the formal process of removing it. For Baltimore homeowners dealing with lead issues in older properties, this is the credential that matters most when you need someone who understands the full scope of the problem from detection through resolution.

There is a difference between knowing how to run a mold inspection and knowing Baltimore. We know both.


Baltimore's housing stock is old — Federal Hill rowhomes from the 1880s, brick bungalows in Hampden, below-grade apartments in Locust Point sitting close to the water table, and freshly renovated Canton row homes where finished basements trap moisture without anyone realizing it for years. Each of these presents different mold and moisture patterns. After 12 years of working inside them, we know where the problems hide before we even walk through the door.

We know that basement seepage in Federal Hill shows up differently than the attic moisture issues common in Roland Park. We know that older windows in Bolton Hill are a reliable indicator of interior condensation problems. We know that the musty smell in a Waverly rowhouse is usually one of three things, and we know which one to check first. What We Believe About Mold Inspections


A mold inspection is only useful if the person doing it is actually trying to find what's there — not trying to find a reason to recommend services they happen to sell. We don't do remediation, which means we have no financial interest in finding more mold than exists or making a situation sound worse than it is. Our job is to give you an accurate, honest assessment. What you do with it is up to you.


We write our reports in plain English — not lab jargon, not industry shorthand. Plain descriptions of what we found, where we found it, and what we think it means. If something needs action, we'll say so clearly and tell you what kind of contractor you should be talking to. If something doesn't need action, we'll say that too.


We also don't upsell. If you call needing one service and we genuinely think a different, less expensive option is the right answer, we will tell you. Repeat customers and referrals are the backbone of a local inspection business — and those come from being straight with people, not from maximizing each individual invoice.
